What is a condominium manager?
A condominium manager creates and reviews management rules, which are indispensable for the proper management and operation of condominiums, drafts schedules for large-scale repair work and makes various adjustments until the work is completed, provides advice on reducing management costs according to actual conditions, reviews consignment contracts with management companies, and supports the operation of board meetings and general meetings, We provide support services for condominium management from the standpoint of the management association.
Many problems faced by self-managed condominiums
Many condominiums that are not outsourced to a management company and are self-managed by residents are older and aging. In such self-managed condominiums, there are a number of problems, such as a lack of qualified board members for the management association, management rules that are out of date and not in line with current laws, insufficient funds for repairs despite the need for large-scale repairs, and neglect of problems due to a lack of knowledge necessary for condominium management. This expansion of the scope of support services is a result of the expansion of the scope of self-management services. This expansion of the scope of support services is intended to help resolve various problems in self-managed condominiums.
The trigger was the Toyonaka City Expert Dispatch System.
In response to Toyonaka City's expert dispatch system, the Toyonaka Branch of the Osaka Association of Condominium Managers provided support for the revision of the management rules of a 51-year-old condominium building. Subsequently, to address the challenges of self-management due to the aging of board members, we began providing support for overall management, including accounting work, board meetings, and general meeting operations.
According to the Ministry of Land, Infrastructure, Transport and Tourism, there are approximately 1,369,000 condominiums built 40 years or older as of the end of 2023, and according to the 2023 Comprehensive Survey of Condominiums, 55.9% of condominiums built before 1984 have a head of household aged 70 or older. This includes self-managed condominiums, and regardless of size, the aging of the population and the shortage of board members are serious problems. Yamasaki Office has decided to expand the scope of its support for condominium management to include self-managed condominiums, in order to contribute to solving the problems faced by these self-managed condominiums.
